Lettings Fees

Fully Managed Let Service:
Initial set up fee of £395+VAT (£474 inc) – then 11% + VAT of the rental income, per calendar month

• Professional photos & marketing across the major property portals (Rightmove, OnTheMarket etc)
• Prequalification checks carried out prior to viewings to check affordability
• Accompanied viewings carried out
• Formal application forms to be sent out after viewings have gone ahead
• Referencing for all tenants & guarantors (if guarantor is required)
• Generation of all tenancy documents including tenancy agreement
• Arranging and ensuring all required safety certs & EPC is in place prior to tenancy commencing and during
  the tenancy. i.e Gas Safety Inspections, EICR.
• Property handover, meter readings taken, and informing council of the change of address / occupier
• Registering the deposit with an approved government scheme and issuing correct legal documentation to tenants (DPS)
• Interim inspections on the property (6month increments)
• Actioning any maintenance issues reported by tenants (in a timely manner; we have numerous contractors on our books to assist with everything)
• Annual Rent Reviews
